VA Loan Benefits

  • No down payment required for most purchases when full VA entitlement is available

  • No private mortgage insurance (PMI)*

  • Competitive interest rates, often lower than conventional loans

  • Flexible credit requirements

  • The VA limits certain fees lenders can charge, helping reduce your out-of-pocket closing costs

  • No prepayment penalty

  • Loans are assumable: a future buyer may be able to take over your loan

*Most VA loans require a VA funding fee, which varies based on your down payment and whether it is your first or subsequent use of the benefit. Certain veterans with service-connected disabilities may be exempt.
